The GENC Investments Pty Ltd has submitted a development proposal to construct two 20-storey residential buildings at 26 Balaclava Street, Woolloongabba.
The development, designed by NAM Architecture & Design Private Limited will replace the previous application for a 17 and 20-storey residential tower. The towers themselves have grown by one unit, but the density is down two apartments to 240.
The application has been updated to include plans for converting a quarter of the development’s dwellings into short-term accommodation. These units would be located in Tower 2.
The new development will include a 4-storey podium with basement level removed to make room for car parking.
The NAM architects have simplified the building facades in order to provide clean flowing lines which are “minimal yet elegant”.
The site is now in the midst of being acquired by GENC Investments and a pre-lodgement meeting was held on 13 September 2021 to discuss changes proposed, including adjustments on both uses as well as structure.
SMAC Property Group Pty Ltd’s application was approved on 30 January 2019.
At present, the site is occupied by a Tradelink showroom and a two-story commercial building.
